We were tasked with delivering a fully-equipped commercial kitchen and ventilation system for a new, vibrant Tex-Mex restaurant just off Bexleyheath High Street—located beneath a seven-storey hotel in a mixed-use development.

Our client wanted a modern, energy-efficient kitchen that complied with strict planning regulations while maintaining the building’s sleek aesthetic.


⚠️ The Challenge: Engineering in a Tight Urban Footprint

  • Space Constraints: Ground floor kitchen with limited space for ducting and equipment.

  • High Ventilation Requirements: Cooking fumes needed to be exhausted above the seven-storey rooftop to meet air quality standards.

  • Aesthetic Impact: Building owners required discreet ductwork to preserve street appearance.


💡 Our Solution: Intelligent Ventilation & Smart Design

♻️ Heat Recovery System

Installed a high-performance heat exchanger to capture residual kitchen heat and pre-warm 85% fresh air intake—saving energy and improving indoor comfort.

⬆️ Vertical Extraction Strategy

Ducted cooking fumes vertically above the seven-storey roofline, overcoming:

  • Structural coordination with the building framework

  • Noise and vibration mitigation for hotel guests

  • Efficient duct routing within limited service voids

🎨 Architectural Integration

Enclosed the vertical duct run in a powder-coated custom box to blend seamlessly with the building’s exterior, satisfying planning authorities and owners.
