A full kitchen refurbishment on a live hotel site

Additionally, The Burlington Hotel is a Best Western Premier property on Folkestone's seafront — a Victorian building that has been trading continuously for over a century. Furthermore, Castlewood Hotels commissioned a full kitchen refurbishment as part of a wider investment in the property, with the kitchen needing to be stripped out, redesigned and fitted with a modern equipment specification without closing the hotel or disrupting guests.

Moreover, The brief was a complete overhaul: new extraction, a full island cookline with Synergy Grill, fire suppression, hygienic finishes, flooring, suspended ceiling, full M&E and a bar fit-out. Also, All coordinated around the hotel's trading schedule and delivered within a 5-week programme.

Full refurbishment around a live hotel

CAD design and layout

In particular, A hotel kitchen refurbishment Folkestone for Folkestone.

Specifically, full CAD design for the new kitchen layout — island cookline replacing the old configuration, with workflow optimised for a hotel kitchen running breakfast through evening service. In particular, layout coordinated with the extraction and fire suppression positions to ensure compliance from the outset.

Extraction and fire suppression

Additionally, new extraction canopy over the island cookline, with ductwork routed through the building structure. In particular, ansul fire suppression system integrated into the extraction — a requirement for a hotel kitchen at this scale with a Synergy Grill in the line. Also, system designed and commissioned to BS EN standards.

Island cookline

Furthermore, blue Seal gas range, Lincat fryers and burners and a Synergy Grill specified across the island cooking suite. In particular, the Synergy Grill brings charcoal-style results without the traditional charcoal management overhead — suited to a hotel kitchen running consistent output across a full service day. Also, all positions fabricated on a bespoke stainless steel island unit built at our Folkestone workshop.

Bar fit-out

Moreover, new bar carcasses fabricated in-house and installed alongside the kitchen works — completing the Bay Tree Bar renovation as part of the same programme. In particular, finished and handed over concurrent with the kitchen.

Finishes, ceiling and M&E

Also, hygienic wall cladding and slip-resistant safety flooring throughout, properly coved at all junctions. In particular, suspended ceiling with LED lighting. Also, full gas, electrical and plumbing works to support the new equipment load. Therefore, all trades carried out in-house — no subcontract chain, one point of contact throughout.
